In partnership with Panattoni, Mitsui Fudosan has acquired a prime 30-acre brownfield site at Hardwick Grange, Warrington, Cheshire – adjacent to J21 of the M6 – which it plans to redevelop as a new, speculative and highly sustainable logistics park, subject to planning approval. The Hardwick Grange site is believed to represent the largest strategic logistics land purchase in the North West to date this year. The new development will deliver high-quality, energy-efficient space designed to meet the growing demand for modern industrial accommodation across the North West corridor.
The logistics park will also target BREEAM ‘Outstanding’ and EPC ‘A’ ratings and aim to offer significant local economic benefits through job creation, enhanced landscaping and improved accessibility.
Coming in the wake of other recent acquisitions by Mitsui Fudosan – Panattoni Park Coventry (mid-2024) on a 47.6-acre site at J3 of the M6 and within the ‘golden triangle’ and Panattoni Park Heathrow (mid-2025) close to J14 of the M25 and J3 of the M4 which will offer up to 250,000 sq ft of new Grade A space – Hardwick Grange completes a trio of projects each in one of the most strategically important locations for prime logistics developments in the UK.
